Cottonwood Creek Farm
The Cottonwood Creek Farm is located within the Pecos River Valley in southeastern New Mexico west of U.S. Highway 285 along the Chaves-Eddy County line. The neighborhood is comprised of irrigated farms and commercial dairies. Pearson Road runs adjacent to and along the northern boundary of the farm. Firehouse Road runs adjacent to and along the western boundary. Both are paved roadways.
The Cottonwood Farm is comprised of 516 ± surface acres with 455.6 surface and subsurface water rights. According to the New Mexico State Engineer, the farm’s water rights consist of 14.5 acres of surface rights, 5.9 acres of shallow water rights, 292.6 artesian water rights and 142.6 artesian/shallow combined water rights. There is approximately 60 acres of non irrigated land located adjacent to Cottonwood Creek on the southern boundary.
The irrigation water presently utilized is subsurface water that is produced by three wells. Two of the wells are artesian wells that are reported to produce between 1,500 and 1,800 gallons per minute.
Approximately 66.5 acres of the farm is flood irrigated. This acreage is benched and leveled with each bench having a 10-inch riser that provides irrigation water to the surface.
There is very little structural infrastructure to maintain on the farm. There are two functional hay barns, a livestock shed and an excellent of livestock corrals complete with loading chute, sorting alleys, and cattle squeeze.
The corral facility allows the property some versatility to graze livestock on crop stubble or permanent pasture.
The current crop plan for the farm is the production of corn and alfalfa hay.
The corn is chopped in the fall of the year, placed in large plastic bags and utilized for ensilage, marketed to local dairies for consumption by dairy cattle.
The alfalfa hay is cut several times a year and baled. The baled hay is typically marketed for livestock consumption.
The Cottonwood Creek farm is one of the most productive farms in the Pecos Valley. The farm has excellent water quality and water volume produced from two artesian wells and one shallow well. Paved access allows for easy movement of equipment and the transport of harvested crops. The proximity to the Pecos Valley dairy industry allows for increased demand opportunities for feed crops.
