Description: |
The Cowboy
Draw Ranch is as productive
as any ranch in the
immediate area. An excellent
turf provides for a variety
of forage with little or no
wasteland. The Cowboy Draw
and Little Cowboy Draw
traverse the ranch from the
northwest and west to the
east. The ranch is
partitioned into three
larger pastures and two
smaller traps, which are
located in the vicinity of
the working pens. Livestock
and domestic water is
provided by two wells along
with an extensive water
pipeline system to all
pastures. The well located
at the working pens on the
southern end of the ranch is
equipped with an electric
submersible pump. Electric
service is available at this
site. The North Well is
equipped with a solar pump.
In addition to the permanent
water sources there are
several large earthen tanks
that catch and store
rainfall runoff. These
earthen tanks, when
containing water, are
utilized by both livestock
and wildlife. Some of the
tanks when filled to
capacity will hold water
year long. |

Improvements: |
The improvements are comprised of one set of cattle working pens located on the south-central boundary of the ranch with county road access. The pens are functional as a cattle shipping and processing facility. At the pens is one storage container. |

Terrain: |
The terrain
is considered to be gently
rolling to nearly level.
Cowboy Draw and Little
Cowboy Draw are the primary
drainages through the ranch.
Both provide overflow areas
that enhance the grazing
capacity. Along the draws,
several earthen tanks have
been constructed to catch
and store rainfall runoff.
The primary grasses include
but are not limited to
several varieties of grama
grass to include blue, black
and sideoats grama with
tobosa grass and galleta in
the draws and drainages.
There is very little
wasteland within this ranch.
Because of the wide-open
draws and overflow areas,
the assessed grazing
capacity is sustainable. |

Climate: |
The climate
in the general vicinity is
considered to be semi-arid.
Annual precipitation is
estimated between 12 and 14
inches. The annual
precipitation includes
several inches of snowfall
that occur in several snow
events during the winter
months. Winters are
generally open with
occasional periods of
subfreezing temperatures.
The elevation of the ranch
is approximately 4,600 feet. |

Wildlife: |
Wildlife
species located within the
boundaries of the property
include desert mule deer
pronghorn antelope, dove and
quail. There are several
species of fur bearing
animals to include coyote,
bobcat, and grey fox. |

allows for easy access and

This is one of the most
productive ranches in the
area with a solid grass turf
